A man has lost his battle to bulldoze an 'ugly' garage and build a house for his son.
Bryan Leky was seeking permission to demolish an outbuilding and erect a detached self-build house in a garden plot at Tarn House on Yarmouth Road in Ormesby St Margaret.
Last year, planners at Great Yarmouth Borough Council rejected the plans.
They said the location was in "a strategic gap" - between Caister and Ormesby -where the principle of development was "not considered acceptable".
In March, Mr Leky took his fight to the Planning Inspectorate, a government agency which can overturn decisions where it thinks councils have gone against planning law.
That appeal has been dismissed.
The inspector, Graham Wraight, who visited the site in May, said that residents of the proposed house would likely depend on a private car to access shops and services.

He also said the house would appear "dominant and incongruous in its surroundings and in relation to adjacent existing dwellings".
The proposed site was near the closed First and Last pub.
Supporting documents had said the plan was to demolish "a rather ugly garage block" and develop "a modern three-bedroom property" for the applicant's son.
