The former Chopsticks Chinese food and fish and chip shop on Havelock Road has been empty for almost a decade.
The vacant two-storey building will be up for sale with Auction House East Anglia on Wednesday, February 8.
The mixed-use freehold has a guide price of £40,000 to £60,000. But due to its condition, it requires complete renovation.
The property has a ground-floor shop unit, last used as a takeaway, and there is a three-bedroom flat on the first floor.
A spokesperson for Auction House East Anglia described the property as "an ideal project for a builder or a developer".
The spokesperson added: "It could be redeveloped, refurbished or extended subject to the necessary consents."
The property also contains a side-covered yard, which could potentially be turned into a space for off-road parking.
Before being Chopsticks, the takeaway was called Havelock Road Fish and Chips Shop.
